I am pleased to announce that after unceasing and fantastic efforts by all the Firstport Management and Compliance Teams we have secured EWS1 certificates for all the apartment blocks at Lockes Wharf.
Further information will be posted on our YPO website when it becomes available. So please log on or sign up if you have not already done so at https://myaccount.firstport.co.uk/
If you wish a copy of the EWS1 Certificate relation to your block please email me and I will provide you with a copy. This can be provided to your lenders for the purposes of buying and selling here at Lockes Wharf.
I’m sure that this will be great news to all leaseholders.

To all Residents,
Please ensure that you adhere to the current estate notices and do not use any of the bin shoots within your blocks.
All house hold wastes must be taken down to the ground floor and placed in the bins outside your blocks.
All cardboard boxes and packing materials need to be broken down and flattened before placing in the bins .
Thank you for your attention in this very important matter.

Please be advised that if you have not signed up for the new online system to receive parcels by Wednesday 31st July 2019 then I am afraid we will not be able to accept your delivery. Please register at - https://bit.ly/329bKp8
Please also remember to register your bicycle as from the 26th July 2019 we shall start the process of removing ones that have not been registered. Please come and register your bikes at the concierge desk.

We would like to inform all Leaseholders and Residents that as per our previous notifications all unregistered bikes will now be removed from the Estate.
Letters regarding the Bike Amnesty programme were put on notice boards and bike store doors on the 14th June 2019.
To facilitate the removal the unregistered bikes, chains and locks will be cut and the bikes disposed of off-site. As we have issued sufficient notice prior to the removal, the Lockes Wharf management will not be liable for any damage to or loss of any unregistered bikes, locks and chains etc during this process. The removal will commence on 26th July 2019......

Egg Hunt Agenda:
1. Please ensure you attend the Leisure Centre Lounge by 12:00 midday to ‘Register’. Only registered winners will receive prizes.
2. One of our staff will then leave to hide your tokens around the estate, remember - most tokens wins the ‘GOLDEN EGG’.
3. We would like you to find as many tokens throughout the estate and return to the Lounge by 2pm where we will have refreshments, listen to music, whilst we count and then announce our Easter Egg Hunt Champion!
4. Please do not ‘pool’ your tokens with any other entrant, each collector is individual. Any contestant found doing this WILL BE DISQUALIFIED.

IMPORTANT UPDATE: HMRC new guidance on the payment of VAT for site-based staff
We wanted to let you know about new guidance issued from Her Majesty’s Revenue and Customs (HMRC) regarding the payment of VAT for site-based staff at developments.
The guidance requires that Property Managers must add VAT onto the cost of site staff collected through the development service charge from 1 November 2018.
What does this mean for me?
This means that any site staff costs after this date will have a 20% VAT charge attached. This will not affect the other parts of your service charge, which already include VAT.
Your share of the VAT will depend on the lease at your development. As with all charges, your share will be as specified in your lease. The exact amount will be highlighted in your next budget or service charge accounts.
Why are you making this change now?
HMRC has been very explicit in their guidance that changes need to take place from 1 November 2018. We have sought expert tax advice to understand this in greater detail and the findings have made it very clear that all managing agents, including FirstPort, must adhere to the guidance.
